Popcorn ceiling removal cost

Removing a popcorn ceiling costs about $1.50–$3.50 per square foot for scraping and priming, and $2.50–$7 per square foot once the ceiling is skim coated, primed and painted to a finished surface. For a 12-by-12-foot bedroom that works out to roughly $215–$500 scraped, or $360–$1,000 finished. Two things change the job completely: whether the texture contains asbestos, and whether it has been painted.

Scraping is the quick part. Most of the cost is what comes after: the drywall under a popcorn ceiling was usually finished only well enough to hide under texture, so it needs repairs, a skim coat and sanding before it can be painted flat.

Test for asbestos before anyone scrapes

Homes built before the mid-1980s: spray-on ceiling texture from that era often contains asbestos. It is not a hazard while it is intact, but scraping or sanding releases fibers. Have a sample tested by a lab before any work starts. If it tests positive, removal is a job for a licensed abatement contractor, and covering the ceiling instead is often the cheaper route.

How it is removed

  1. Empty the room, cover the floor and walls with plastic, and turn off power to ceiling fixtures.
  2. Mist a section of ceiling with water and let it soak for 10 to 15 minutes.
  3. Scrape the softened texture off with a wide drywall knife, taking care not to gouge the paper face of the drywall.
  4. Repair the gouges, loose tape and visible joints that the texture was hiding.
  5. Skim coat the ceiling with joint compound, sand it, then prime and paint.

Painted popcorn is a different job

Unpainted popcorn absorbs water and scrapes off easily. Once it has been painted, water cannot soak in, and it has to be scraped dry or with a chemical stripper, which is slower and rougher on the drywall. Painted ceilings sit at the top of the price range, and they are the strongest case for covering instead of removing. In homes built before 1978, old paint may also contain lead.

Remove it or cover it?

  • Scrape and refinish. Best when the texture is unpainted and asbestos-free.
  • Cover with new drywall. Thin drywall is screwed through the old ceiling into the joists and finished. It seals in the texture, avoids the mess, and often costs about the same as a full scrape and skim. It lowers the ceiling by about half an inch.
  • Skim coat over it. Possible on light texture that is firmly attached, but it takes several coats.

If only one area is damaged, a patch is far cheaper than removing the whole ceiling; see drywall ceiling repair and drywall textures.

Common questions

Is it worth removing a popcorn ceiling?

For most homes it is a cosmetic choice. Flat ceilings are easier to clean, repair and repaint, and many buyers prefer them. If the texture is intact and you do not mind it, there is no safety reason to remove it.

Can I remove a popcorn ceiling myself?

Yes, if it has tested negative for asbestos and has not been painted. It is messy but simple. The skill is in the skim coat afterward, which is what decides how the ceiling looks.

How long does it take?

Scraping a room takes a few hours. Repairs, skim coating, drying, sanding and paint usually spread the job over two to four days.
