Drywall crack repair

Most drywall cracks are cosmetic: a tape joint that has let go, framing that has shrunk, or a house settling slightly. They can be fixed for good if the repair suits the cause. In Metro Vancouver, a small crack or nail pop typically costs $100–$200 to repair and a larger crack $200–$450, and a few crack patterns are worth a closer look before anyone reaches for the joint compound.

What the crack is telling you

  • A straight crack along a seam. The tape joint has failed, usually from too little compound under the tape or from movement. Cosmetic.
  • Diagonal cracks from the corners of doors and windows. These are the weakest points in a wall, where normal settling and seasonal movement concentrate. Common in newer houses in their first few years, and usually cosmetic.
  • Small round bumps in a line. Nail pops, from framing lumber shrinking as it dries and pushing fasteners out.
  • A crack where a wall meets the ceiling that opens every winter. Often truss uplift, a seasonal movement of the roof framing. See drywall ceiling repair.
  • Cracks wider than about ¼ inch, stair-step cracks, or cracks that keep growing, especially alongside doors that start sticking or floors that slope. These can point to foundation movement. Have a structural engineer or foundation specialist look before any cosmetic repair.

Why cracks come back

The most common repair, a smear of spackle or caulk over the crack, fails because the joint underneath is still loose and still moving. A lasting repair removes the failed tape, bridges the gap with new tape, and uses a compound that bonds rather than just fills.

How to repair a drywall crack so it stays fixed

  1. Cut out any loose or bubbled tape with a utility knife. Open a hairline crack slightly into a shallow V so the compound can grip.
  2. Fill the crack with setting-type joint compound, the powder you mix with water. It is harder and shrinks less than premixed. Let it harden.
  3. Bed paper tape over the crack in a thin coat of compound and press out the excess. Paper tape resists movement better than mesh on seams.
  4. Apply two more thin coats, each wider than the last, feathering the edges well past the tape.
  5. Sand lightly, match any texture, prime and paint.

For nail pops, drive a new drywall screw an inch or two from the popped nail to pull the board tight to the stud, set or remove the old nail, and fill both. The thin-coat approach from fixing a hole in drywall applies here too.

When a crack is not a drywall problem

Drywall shows movement; it rarely causes it. If cracks return within months after a proper repair, grow wider, or appear together with sticking doors, gaps at window frames or sloping floors, the cause is in the structure. That is work for a structural engineer or foundation contractor, and we will say so rather than keep patching.

Cracks in a newer BC home

New homes in BC come with a mandatory third-party home warranty, often called the 2-5-10 warranty, which covers defects in materials and labour in the early years. If your home is only a year or two old, report cracks and nail pops to your builder or warranty provider before paying for repairs. In older homes built before 1990, joint compound can contain asbestos, so it is tested before cracks are opened up and sanded.

Common questions

Can I fix a drywall crack with caulk?

Only at inside corners where two surfaces move independently, such as where a wall meets the ceiling, and then with a paintable flexible sealant. On a flat wall, caulk looks wrong under paint and the crack usually reappears beside it.

Are cracks in a new house normal?

Hairline cracks over doors and windows, and nail pops, are common in the first year or two as framing lumber dries and the house settles. In BC, the new home warranty may cover them, so check with your builder first.

Mesh tape or paper tape for cracks?

Paper tape bedded in compound is stronger on joints that move. Mesh tape is quicker and fine for patches, but on a crack it is more likely to let the crack show back through.

When should I worry about a drywall crack?

When it is wider than about a quarter inch, runs in a stair-step pattern, keeps growing, or comes with sticking doors and sloping floors. Those signs warrant a structural assessment before any cosmetic repair.
