What soffit and fascia do
The fascia is the board along the edge of the roof that the gutters hang on. The soffit is the underside of the overhang, and it is usually vented to let air into the attic. Damage to either lets water, and often birds, squirrels or insects, into the roof edge.
Strata buildings
In a condo or townhouse strata, the exterior of the building, including siding, trim, soffits, fascia and usually fences, is normally common property. If you see damage, report it to your strata manager; the repair, and the cost, is normally the strata's, and owners should not arrange exterior work on their own.
Common causes
- Gutters overflowing or pulling away, so water soaks the back of the fascia. Needles, leaves and moss fill gutters fast under the Lower Mainland's trees.
- A missing drip edge at the roof edge, which lets water run behind the gutter.
- Failed paint on wood fascia, letting months of winter rain into the grain.
- Moss on the roof edge, which holds water against the fascia and the first row of roofing.
- Animals chewing into soffit vents or loose panels.
- Ice dams in the Interior and other colder parts of BC, pushing water up under the roof edge.
How it is repaired
- Take down the gutter along the damaged run, where it is attached to the fascia.
- Remove the rotted fascia or soffit and check the rafter tails and roof sheathing behind it.
- Fix whatever let water in: a drip edge, gutter hangers, or flashing.
- Install new boards primed on every side, or PVC or aluminum-wrapped trim that will not rot.
- Rehang the gutters with proper slope, then caulk and paint.
If rot has spread into the rafter tails or roof decking, that part is roofing or framing work and is priced after it is opened up. Soft trim elsewhere on the house follows the same approach: see wood rot repair.
Keeping animals out
Squirrels, raccoons and birds are the usual visitors. Make sure they are out before closing the hole, especially in spring when there may be young inside. The occupied nests of most bird species are protected under BC's Wildlife Act, so a hole with an active nest usually waits until the birds have left. A wildlife professional can confirm and fit one-way exclusion doors. Then repair the soffit with sound material and secure any loose vent panels.
Common questions
Is soffit and fascia repair a roofing job?
It sits between trades. Replacing boards and gutter hangers is carpentry and handyman work; damage that reaches the roof decking or rafters needs a roofer or carpenter.
Can rotted fascia be repaired, or must it be replaced?
Small soft spots can sometimes be consolidated with epoxy, but fascia usually gets replaced by the section, because it holds the gutters.
How do I know if my fascia is rotting?
Peeling paint, dark stains, gutters pulling away, and wood that is soft when probed with a screwdriver are the common signs.
